What does a title agency do in a New Jersey closing?
We research the property's ownership history, identify liens, judgments, and other claims, resolve any issues, issue title insurance, and handle the settlement so funds and documents change hands correctly. In short, we confirm the title is clean before you close and protect it afterward.
How much does title insurance cost in New Jersey?
New Jersey title insurance premiums are based on the purchase price and loan amount under the state's filed rate schedule, so the premium is consistent from agency to agency. Recording fees and the NJ Realty Transfer Fee are separate. Use our closing-cost estimator or call us for an itemized quote.
Do I need an owner's policy if my lender already requires title insurance?
The lender's policy protects the bank's loan, not your equity. An owner's policy protects you — a one-time premium that covers your ownership against title defects, fraud, and undisclosed claims for as long as you own the property.
